
Two major high-rise developments are being proposed to North Bergen’s Zoning Board of Adjustments for review. Two developers are seeking to build two separate projects at the northern and southern ends of the township. One is an 11-story hotel just north of Route 495. The other is a residential complex with more than 60 units.
The meeting dates for each of these developments, which will be open for public comment, will be assigned at the regular Zoning Board meeting on July 9.
The hotel
The hotel would be adjacent to the Route 495 overpass, at 3115 Paterson Plank Road. The property, owned by ETS RE MGMT, LLC, currently accommodates retail stores and warehouse space. It’s in the median between Paterson Plank Road and Tonnelle Avenue.
There are a number of smaller hotels and motels near the area of Route 495 and Routes 1 and 9. But at 11 stories, the proposed hotel would be substantially larger than nearby structures except for the Meadowlands View Hotel just a few hundred feet down Tonnelle Ave.
The proposed design calls for 198 guest rooms, with two stories of automated parking. The hotel would be 165,000 square feet, according to MSP Engineering, which posted an online rendering that appears to include a deck above ground, as well as an expansive rooftop garden.
It’s not yet clear what company would operate the hotel if it were to be constructed.
River Road residential
Over on River Road at the northern tip of Hudson County, developers 9001 River Road, LLC are looking to construct an eight-story residential building, which would include 66 units, according to a public notice.
The property, which was purchased by the developer more than a year ago, would see major changes. Now, it’s partly a vacant lot, zoned by the board as warehouse space. It’s just a few feet from the Edgewater border.
The proposed development would also include a retail area on the ground floor. There would be two levels of parking on the property.
