Bayonne residents now have until May 1 to file property tax appeals

Mayor Davis reminded residents of the new deadline issued due to the COVID-19 pandemic

As the COVID-19 pandemic consume our lives, important deadlines still come and go. With stay-at-home measures still in place, it will be hard for residents to have access to certain municipal functions.

Gov. Phil Murphy has extended the time limit to file property tax appeals during the State of Emergency.

Bayonne underwent a full property tax revaluation this year. The time period during which property taxpayers can file an appeal of their assessments has been extended.

Residents now have until May 1 or 30 days following a determination by Gov. Murphy that the COVID-19 State of Emergency has ended. The original deadline before which residents needed to file an appeal on their property taxes was April 1.

Resident who do not agree with their assessments or have questions still have time to request an informal hearing or request a copy of detailed property cards or inspection notes, according to Mayor  James Davis.

Appraisal System’s Inc. is the company that conducted the tax reval.

Residents can obtain their ASI property cards and inspection notes by contacting the Tax Assessor’s Office at (201) 858-6051 or by emailing mjanuska@baynj.org. ASI is the same company that performed the property tax reval in Jersey City. The Tax Assessor continues to work to serve residents during this time.

Resident wishing to file formal appeals are advised to go to www.Njappealonline.com or call (201) 395-6260 to request that an application packet be sent to them. Residents may wish to contact an attorney to assist them.

Residents are advised that they do not need to use a third party to obtain information about their properties or to speak to the Tax Assessor.

The purpose of the revaluation is to bring fairness and equity to how properties are assessed and ultimately taxed, Davis said, maintaining that each property is now assessed at its true market value.

In 2018, the City of Bayonne was ordered to conduct a reval by the Hudson County Board of Taxation. According to the mayor, Bayonne has not undergone a reval since 1991.

According to Law Director John Coffey, approximately 60 percent of taxpayers would see their taxes stay the same or decrease, while approximately 30 percent would see their taxes increase.

Coffey said that most taxpayers experiencing high increases as result of the tax revaluation are commercial property owners.
