Another multi-story redevelopment approved on Avenue E

The Bayonne Planning Board voted unanimously to approve the residential complex

Despite the COVID-19 pandemic, the Bayonne Boom continues with the approval of new residential housing. On Sept. 8, the Bayonne Planning Board approved another multi-story redevelopment.

The developer, 17 Avenue E Urban Renewal LLC, will construct two six-story residential buildings on the sites of 9 Avenue E, 13-15 Avenue E, and 22-30 East 10th Street.

Low-rise on Avenue E

The development will consist of two side-by-side buildings constructed along Avenue E between East 10th Street and Linnet Street. “Building A” will be constructed on the corner of East 10th Street and “Building B” on the corner of Linnet Street.

Currently, 9 Avenue E is the site of the Bayonne Swimming Pool Center, a pool supply store. 15 Avenue E is the site of Bay Cycle, a motorcycle repair shop.

The Enrite gas station at 19 Avenue E, on the corner of Avenue E and East 10th Street, will be redeveloped to acommodate the residential buildings.

The six-story redevelopment will include 70 units, including eight studio units; 37 one-bedroom units; and 25 two-bedroom units. Some units will be part of duplexes, spanning multiple floors.

On-site parking and other amenities

The project will construct 70 parking spaces, featuring mechanical and surface parking in garages within the buildings.

Security cameras will be installed in the garage and around the buildings. S crossing sign with automated lights within the garage will warn drivers of pedestrians walking in front of the garage door.

There will be 40 bicycle parking spaces between the two buildings, with 16 spaces in Building A, and 24 spaces in Building B.

Approximately four on-street parking spots will be added.

Amenities include a fitness center, lounges on the first floor of each building, and rooftop terraces.

The new development will be near the 11th Street Park and 8th Street Broadway Diner. A few blocks away is the 8th Street Hudson-Bergen Light Rail Station.

Conditions of approval

The developer will conduct an environmental cleanup related to the gas station. Doubts regarding the sustainability of the buildings sparked debate during the meeting.

Commissioner Maria Valado said this is a great building in this area, but stressed the need to use quality materials.

Chairwoman Karen Fiermonte said that the conversation between the developer and city planner should continue to achieve the “silver level” of certification regarding the sustainability of the buildings.

The planning board voted unanimously to approve the redevelopment with a few conditions. The board adopted a resolution that states that if the buildings prove unsatisfactory to city experts in certain areas, the project can be referred back to the planning board for further deliberation.

The areas specified include a potential “blank wall” in the rear of the buildings, landscaping and fencing the rear yard, the proposed brick veneer of the buildings, and the sustainability rating of the buildings.
