Following the grand opening of BayOne, the first ten-story building constructed in Bayonne under Mayor James Davis’ administration, more low-rise redevelopments are on the way.
Two more Broadway towers
A developer, Bayonne Equities BII Urban Renewal LLC, has proposed a ten-story mixed-use residential building at 9-11 West 12th Street, and at 281, 283-287 and 289 Broadway.
The proposal calls for 116 residential units with 118 parking spaces, ground-floor retail space, rooftop amenities, and an indoor pool.
The application will go before the Planning Board on Dec. 1.

A mixed-use 10-story building with 151 residential units and ground floor retail space has been proposed across the street at 282-284 and 286-288 Broadway.
The developers, Allan and Joanne McLeod, sought approval for their final plans at the January Planning Board meeting, but asked for postponement after city planners questioned the applicant’s architect regarding the window tint and lack of a finalized design for the proposed rooftop terraces.
It’s not clear when a public hearing will again be held.
Resnick’s Phase II
The Planning Board adopted Phase II of the Resnick’s redevelopment plan at the Nov. 9 meeting for parcels of land behind BayOne at 957 Broadway.
The developer of BayOne, the L Group, is looking to redevelop land that sits on side streets between West 46th and West 47th. In January, the city council approved a study to determine if the area is in need of redevelopment.
The redevelopment plan was presented by City Planner Mika Apte, who described BayOne, part of Phase I of the Resnick’s redevelopment plan, as a success that added character to the neighborhood and support for local businesses.
The goal of Phase II is not only to create a landmark in the city, Apte said but also to support the Broadway corridor.
The redevelopment plan
The plan consolidates nine lots into one 20,000-square-foot lot between West 46th and 47th Streets, allowing for the construction of a multi-family residential redevelopment. An eight-story residential building may be constructed on the site.
According to Apte, the eight-story building would compliment BayOne.
No three-bedroom units will be permitted. There will be no more than 20 percent studio units, and no more than 70 percent of bedrooms will be the same number of bedrooms.
The developer is allowed to construct parking, a lobby, indoor amenities such as gyms and club rooms, open space, and landscaping.
The plan requires the developer to construct 1.2 parking spaces per unit. The parking structures of BayOne and the new structure will be connected.
Twenty percent of the redevelopment area must be open space and or include a recreation facility. The redevelopment plan calls for street scaping, an indoor trash chute, and a green roof.
The developer will be encouraged to rehabilitate the nearby Bayonne Fire Museum.
Fitting in the neighborhood?
To break up the mass of the building, the 7th story must have a setback to allow for 15 percent open space on that floor.
Commissioner Sharon Ashe-Nadrowski asked Apte if there were any other steps being taken to minimize the large size of the building in comparison to the small houses nearby.
Apte said that the plan requires a three-foot setback along the side streets. She said that while that doesn’t sound like a lot, the open space requirement will work to negate the size of the building as well.
Before voting to approve the plan, Ashe-Nadrowski supported the redevelopment plan that looks to replicate the success of Phase I.
She said that it was a “heavy lift” bringing Phase I into reality, because it was one of the first big redevelopment plans in the city under the current administration.
Ashe-Nadrowski noted that with the recent grand opening, BayOne changed the neighborhood. She said that residents are happier, land value increased, local shops are receiving more business, and she hopes that Phase II will complement BayOne.
The L Group has not yet submitted a formal application to the Planning Board for this site.
