Public hearing for Bayview development slated for October

The final plans call for the construction of a new neighborhood downtown

The Bayonne Planning Board has rescheduled a public hearing for a proposed mixed-use development known as Bayview at the site of the former A&P off Avenue A.

The developer, Bayview JC, LLC, seeks to construct four midrise buildings with 1,100 residential units. Of the four, two will be 12 stories, and two will be eight.

The board was set to meet and hold a hearing on the matter on Aug. 10, but the meeting was postponed because not enough board members were present. While it didn’t make it on the Sept. 14 agenda, a public hearing is tentatively slated for the board’s Oct. 12 meeting.

Creating a new neighborhood

Renderings show the Bayview project would be massive. New streets will be constructed between the midrise buildings. Access to the streets will connect with Ave. A, near the entrance and exit to the Bayonne Bridge.

Each building has numerous setbacks on various floors, giving each tower a unique, staggered shape. White and black materials break up the grandness of the giant structures, contrasting with their many windows.

The two eight-story buildings have one large courtyard each. The two 12-story buildings have two smaller courtyards each. Many of the courtyards have pools or water features.

The waterfront walkway adjacent to the development will be redone with elaborate landscaping and patches of sand for mini beaches.

The mixed-use buildings will be home to 55,000 square feet of commercial space, including 36,895 square feet of retail space and 18,105 square feet of restaurant space. There will be 1,596 parking spaces in garages below each building as well as in surrounding external lots. Amenities total 42,325 square feet.

Redevelopment booms

The area surrounding the former A&P site has recently seen a lot of redevelopment. The nearest example is the Archview Flats.

The area along Newark Bay to the south of the proposed Bayview redevelopment is a former industrial area that has seen a transformation to modern residential and commercial uses.

To the south, Amazon has opened a delivery center. Further south is the Caschem site, with a redevelopment plan for townhouses, residential units, open space, and a waterfront walkway.

To the south of that is the Texaco site, which has had its redevelopment plan amended to allow for a film studio. Togus Urban Renewal has been designated the developer, but no final plans have gone before the planning board.
